Your information, handled with care

This policy explains what information I collect through this website, how I use it, and the choices you have. I keep it simple: I use your information to answer you and help with your real estate goals, and I never sell it.

1. Who I am

This website, luisodonfloridarealtor.com, is operated by Luis Odon, a REALTOR® affiliated with Keller Williams Coastal Living II, 5391 Lakewood Ranch Blvd N, Suite 100, Lakewood Ranch, FL 34240. In this policy, "I," "me," and "my" mean Luis Odon. Each Keller Williams office is independently owned and operated.

2. Information I collect

What you give me

When you fill out a form on this site (contact, home value, listing alerts, investor alerts, or "Ask Luis"), you may provide:

  • Contact details: your name, email address, and phone number.
  • Property information: a property address, property type, and when you're thinking of selling.
  • Search preferences: areas, price range, property types, investor goals, budget, and timeline.
  • Messages: anything you write in a message or question, plus your preferred language.
  • Your choices: whether you checked the optional text-message consent box or the "Sign up for news and updates" box.

I also receive whatever you share when you call, text, WhatsApp, or email me directly.

What's collected automatically

Like most websites, the site's hosting platform (Squarespace) automatically records basic technical information when you visit, such as your IP address, browser and device type, the pages you view, the site that referred you, and the date and time of your visit. 3. How I use it

  • To reply to your questions and requests and to provide the real estate services you ask for (for example, preparing a home valuation, setting up listing or deal alerts, or scheduling a consultation).
  • To send you property listings, market updates, or the newsletter, if you asked for them.
  • To contact you by phone, text, or email about your inquiry, in line with the choices you made.
  • To run, protect, and improve the website, including preventing spam and abuse.
  • To meet legal, regulatory, and brokerage recordkeeping requirements.

4. Text messages (SMS) and calls

Text messages are optional. The site's forms include an unchecked box you can tick to agree to receive calls and text messages from Luis Odon, Keller Williams Coastal Living II, about your inquiry at the number you provide. Consent is not a condition of any purchase or service.

  • Message frequency varies depending on your inquiry. Msg & data rates may apply.
  • Reply STOP to any text to opt out at any time; you'll get one message confirming your opt-out. Reply HELP for help, or call (941) 993-8311.
  • Carriers are not liable for delayed or undelivered messages.
  • I follow the federal Telephone Consumer Protection Act (TCPA) and the Florida Telephone Solicitation Act. I don't call or text for marketing without your consent, and I honor opt-out requests promptly.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text-messaging originator opt-in data and consent are excluded from all the sharing described in this policy, and this information will not be shared with any third parties.

5. Email and newsletter

If you check "Sign up for news and updates" on a form, your name and email are added to my mailing list, which is managed through Squarespace Email Campaigns. You'll receive occasional market updates, listings, and real estate tips. Every marketing email has an unsubscribe link, and you can also ask me to remove you at any time. Even after you unsubscribe, I may still email you directly about an active inquiry or transaction.

6. Cookies, analytics and translation

Cookies are small files your browser stores so a website can work and remember your preferences. This site uses:

  • Essential and analytics cookies from Squarespace: these keep the site secure and working, and support Squarespace Analytics, which shows me how many people visit and which pages they view. Squarespace explains its cookies in its cookie guide and privacy policy.
  • Google Search Console: this shows me how the site appears in Google search results (for example, search terms and clicks). It works from Google's own search data and doesn't add tracking cookies to this site.
  • Google Translate: the English/Español switch uses the Google Translate website tool. When you use it, page text and technical information (such as your IP address) are sent to Google to produce the translation, and a cookie (for example, "googtrans") may be set to remember your language.
  • Maps: the contact page shows a map of the office. Viewing it may send technical information to the map provider.

I don't currently use advertising or retargeting pixels (such as a Facebook or Google Ads pixel). If that changes, I'll update this policy first. Most browsers let you block or delete cookies in their settings, but some parts of the site may not work properly without them. This site doesn't respond to browser "Do Not Track" signals, because there is no common standard for them.

7. Spam protection (reCAPTCHA)

The site's forms are protected by Google reCAPTCHA, which helps tell real visitors from automated spam. To do this, reCAPTCHA collects hardware and software information (such as device and application data) and sends it to Google for analysis. Your use of reCAPTCHA is subject to the Google Privacy Policy and Terms of Service.

8. When information is shared

I share personal information only as needed to serve you, and only:

  • With my brokerage, Keller Williams Coastal Living II, which supervises my real estate activity and must keep certain records under Florida law.
  • With service providers who run parts of my business for me, such as website hosting, forms, and email (Squarespace), spam protection and translation (Google), and my phone and email providers. They may use your information only to provide their services. (Text-message opt-in data is never shared; see Text messages.)
  • With people involved in your transaction, at your request or with your permission: for example, a lender, title or closing company, inspector, insurance agent, or the other party's agent.
  • When the law requires it, for example to comply with a subpoena or court order, to protect rights and safety, or to prevent fraud.

9. No sale of personal information

I do not sell, rent, or trade your personal information. I don't share it for targeted (cross-context behavioral) advertising, and I don't use it for automated profiling that has legal or similarly significant effects on you.

10. Your choices and Florida residents' rights

Florida's main consumer privacy law, the Florida Digital Bill of Rights (Fla. Stat. §§ 501.701–501.722), generally applies only to very large companies. Even so, I voluntarily give Florida residents, and every visitor, the following choices:

  • Access: ask what personal information I have about you and get a copy.
  • Correction: ask me to fix information that is inaccurate.
  • Deletion: ask me to delete your information, unless I'm required to keep it (see How long information is kept).
  • Opt out: stop texts by replying STOP, stop marketing emails with the unsubscribe link, or tell me at any time that you don't want calls.

To make a request, email LuisfjosRealtor@gmail.com or call (941) 993-8311. I may need to confirm your identity before acting, and I'll respond within 45 days. There's no charge, and you won't be treated differently for using these choices.

11. Security

The site is served over an encrypted connection (HTTPS), and I limit who can access your information. No website or email system is completely secure, though, so please don't send sensitive information such as Social Security, bank, or wire-transfer details through website forms or unencrypted email. I will never ask you to wire money by email or text. Always confirm wiring instructions by phone with your title or closing company. If a security breach ever affects your personal information, I'll notify you as required by Florida law (Fla. Stat. § 501.171).

12. How long information is kept

I keep website inquiries for as long as needed to respond to you and stay in touch, as you've allowed. If we don't work together, I delete or anonymize inquiries after a reasonable time (generally within three years of our last contact), or sooner if you ask. If we do work together, Florida law requires brokerage records about the transaction or agreement to be kept for at least five years (Fla. Stat. § 475.5015), and sometimes longer. Opt-out requests are kept on file so I can keep honoring them.

13. Children

This site is meant for adults and isn't directed to children under 13. I don't knowingly collect personal information from children. If you believe a child has sent me information, please contact me and I'll delete it.

15. Changes to this policy

I may update this policy from time to time, for example when the website adds a new feature. The effective date at the top always shows the latest version. If a change significantly affects how your information is used, I'll make that clear on this page.
