Mortgage payment
Your full monthly housing payment: principal and interest plus Florida property tax, insurance, flood, HOA/CDD, and PMI when you put down less than 20%.
How much home can I afford?
A price range from your income, debts, and cash. "Comfortable" uses the common 28/36 guideline (housing up to 28% of gross income, all debts up to 36%). "Stretch" uses a higher debt ratio you choose.
Rent vs. buy
Compares what you would have after N years: home equity after selling costs, versus a renter investing the down payment, closing costs, and any monthly savings. Taxes on gains and mortgage-interest deductions are not included.

An itemized estimate for a Manatee or Sarasota purchase: Florida doc stamps on the note (0.35%) and intangible tax on the mortgage (0.2%), title, lender, inspections, and prepaids. Replace any line with your real quotes.
Where the Florida numbers come from
Checked October 2026 against official sources. Rates and rules change; confirm before you rely on them.
- Deed doc stamps: 70¢ per $100 (0.70%) of the price, in every Florida county except Miami-Dade; any fraction of $100 counts as a full $100. Florida Department of Revenue, Documentary Stamp Tax (s. 201.02, F.S.).
- Doc stamps on the note/mortgage: 35¢ per $100 (0.35%) of the amount secured; no cap on recorded mortgages. Same FL DOR page (s. 201.08, F.S.).
- Nonrecurring intangible tax: 2 mills (0.2%) of the loan secured by Florida real estate. FL DOR, Nonrecurring Intangible Tax (ch. 199, F.S.).
- Title insurance premiums are set by the state: $5.75 per $1,000 up to $100,000, then $5.00 per $1,000 to $1 million, $2.50 per $1,000 to $5 million ($100 minimum); a lender’s policy issued with the owner’s policy is $25 up to the owner’s amount. Rule 69O-186.003, F.A.C. Who pays is set by the contract; in Manatee and Sarasota the seller customarily pays the owner’s policy. Title service fees vary by company.
- Property tax rates (2025 millage): Manatee unincorporated 13.3100 mills, East Manatee Fire Rescue district (Lakewood Ranch area) 14.1600, school 6.3040 (Manatee County Property Appraiser); Sarasota County 11.4737 mills for most of the county, school 6.0950 (Sarasota County Tax Collector). City, fire, CDD, and other non-ad valorem charges vary by parcel. Check the exact parcel before you buy.
- Homestead exemption (2026): $25,000 for all taxes plus up to $26,411 for non-school taxes (FL DOR, Additional Homestead Exemption Adjustment). Own and live there on January 1; apply by March 1 (Manatee County Property Appraiser, Sarasota County Property Appraiser).
- Save Our Homes cap: 2.7% for 2026, the lesser of 3% or CPI (FL DOR, Save Our Homes).
- Amendment 3 (2026 ballot) is a proposal, not law (Manatee County Property Appraiser summary).
- PMI: for most conventional loans you can ask to cancel at 80% of the original value, and it ends automatically at 78% on schedule (CFPB). Rate, insurance, PMI, and fee defaults are examples only; replace them with your quotes.
