If you're relocating to Manatee County or shopping from out of state, two names come up in almost every conversation I have: Lakewood Ranch and Parrish. Both sit east of I-75, both have active new-home builders, and both ask you to understand HOA dues and special-district assessments before you write an offer. The monthly payment can look very different once those fees are in the budget, even when the list prices look close.
I'm Luis Odon, a REALTORĀ® with Keller Williams Coastal Living II. I help buyers compare Lakewood Ranch and Parrish every week, including neighborhoods like North River Ranch on the Parrish side. This guide is a plain, cited comparison for 2026: where each place is, what the market numbers say, how fees work, and a checklist you can use before you tour. It is not legal, tax or financial advice. For the deep dive on district fees, see my CDD fees guide for Lakewood Ranch and Parrish. For the association side, see Buying a Home in a Florida HOA.
Quick Side-by-Side Snapshot
Use this as a starting point, then verify the lot you're considering. Lakewood Ranch figures below come from the developer's July 2026 fact sheet (data as of March 31, 2026) and FAQ unless noted. Parrish examples lean on North River Ranch, one of the larger master-planned communities in ZIP 34219, plus county and Redfin snapshots.
Lakewood Ranch (developer-reported):
35,000+ acres / about 53 square miles in Manatee and Sarasota counties, east of I-75, with exits at SR 64, SR 70, University Parkway and Fruitville Road (LWR Fact Sheet, July 2026; LWR FAQ)
More than 80,000 residents across 40+ neighborhoods; 27,918 homes sold and 6,481 rental units delivered; about 70% sold or leased; entitled for 49,132 for-sale and rental units (LWR Fact Sheet)
About 46% open space; 150+ miles of trails; 10 community parks and 3 county parks (LWR Fact Sheet)
Three town centers (Main Street, Waterside Place, The Green at 37 acres); 20 commercial centers; 2,645 businesses; more than 22,246 jobs; 6.6 million sq. ft. of non-residential space (LWR Fact Sheet)
New-home prices from the high $200,000s to over $2 million; 19 active builders on the fact sheet; FAQ lists condos and townhomes from the low $300s, attached villas from the high $300s, and single-family homes from the $400s (LWR Fact Sheet; LWR FAQ)
HOA fees generally $100ā$800 per month, with most $200ā$300 (LWR FAQ)
Local Redfin snapshot (3 months ending September 2026): median sale price $599,614 (ā2.0% year over year); median 67 days on market (was 79) (Redfin, Lakewood Ranch; also on my market report)
Parrish / ZIP 34219 (local examples + Redfin):
Growing Manatee County area north of Lakewood Ranch along the I-75 corridor, with large master-planned options such as North River Ranch (about 2,012.567 acres in its Improvement Stewardship District) (North River Ranch FAQ)
North River Ranch: 3 amenity campuses; Camp Hidden Creek at 12+ acres; Greenway trail system planned for about 20 ± miles at completion (North River Ranch amenities)
North River Ranch FY2026 district assessments (examples): Highview 20' townhome $1,353.90/year; Brightwood 40' single-family $2,304.60/year; Longmeadow 60' single-family $4,077.46/year (NRR ISD FY2026 adopted assessments; explained in the CDD guide)
Local Redfin snapshot for ZIP 34219 (3 months ending September 2026): median sale price $391,385 (ā2.6%); median 83 days on market (was 70) (Redfin, 34219; market report)
County context for September 2026 single-family homes (Florida REALTORSĀ® / RASM, released October 16, 2026): Manatee median $485,000 (+3.2% year over year), 636 closings (ā3.9%), 2,610 active listings (ā1.7%), 3.9 months of supply, median time to contract 53 days, 95.7% of original list price. Sarasota median also $485,000 (+7.8%), 681 closings (+5.4%), 2,629 active (ā16.2%), 3.7 months of supply, median time to contract 51 days, 94.3% of original list price (Manatee SF summary PDF; Sarasota SF summary PDF; RASM statistics; market report).
Where They Are, Commute and Airports
Lakewood Ranch sits in both Manatee and Sarasota counties, east of I-75, with four interchanges: SR 64, SR 70, University Parkway and Fruitville Road (LWR Fact Sheet). The developer's FAQ puts downtown Sarasota and Siesta Key about 12 miles / about 20 minutes away, Gulf beaches roughly 15ā18 miles out, Sarasota-Bradenton International Airport (SRQ) about 9 miles away, and Tampa International (TPA) about 55 miles (LWR FAQ).
Parrish is also in Manatee County, generally north of Lakewood Ranch along the same I-75 corridor. Drive times depend on the exact neighborhood, traffic and which job, airport or beach you're aiming for. When I tour with buyers, we map the specific address to work, SRQ, TPA and the beach towns they care about, rather than relying on a single "Parrish is X minutes" number. My Lakewood Ranch relocation guide and community pages for Lakewood Ranch and Parrish are useful next stops when you're narrowing the map.
One practical tip: if you fly into SRQ often, Lakewood Ranch's published ~9-mile figure can matter. If most of your trips are through TPA, both areas sit on the same general corridor south of Tampa, and the difference is usually smaller than buyers expect once they drive it at rush hour.
Amenities: Town Centers vs. Growing Amenity Campuses
Lakewood Ranch markets three town centers as everyday hubs: Main Street (the original walkable downtown district), Waterside Place (lakefront mixed-use), and The Green (a 37-acre mixed-use center in northern Lakewood Ranch). Across the community there are 20 commercial centers, including those town centers, business parks and neighborhood plazas, with more than 300 shops, restaurants and services according to the fact sheet (LWR Fact Sheet). Recreation is a big part of the pitch: about 46% of acreage in open space, 150+ miles of trails, 10 community parks and 3 county parks (LWR Fact Sheet).
Sports and medical infrastructure show up often on buyer tours. The Premier Sports Campus has 23 FIFA-regulation fields, more than 400,000 visitors a year and 24 pickleball courts (LWR Fact Sheet). Lakewood Ranch Medical Center is listed as a 180-bed hospital, with a $120 million tower that opened in 2026 adding 60 beds (LWR Fact Sheet). Those are developer-reported facts, not a rating of care quality.
Parrish's newer master-planned communities are still filling in amenities as homes sell. North River Ranch, for example, highlights three amenity campuses, miles of nature trails, a bike-share program and Camp Hidden Creek on 12+ acres, with a Greenway designed to connect neighborhoods and link to a trail system of about 20 ± miles at completion (North River Ranch amenities). Shopping, dining and services in Parrish are growing, but the density of walkable town-center options is usually lower than what Lakewood Ranch already has built. That tradeoffāmore established commercial fabric versus newer amenity plans and, often, a lower purchase priceāis one of the clearest differences I walk buyers through.
RCLCO's national ranking of top-selling master-planned communities for 2025 (published January 7, 2026) placed Lakewood Ranch second overall with 2,085 sales and called it the strongest multigenerational community in that ranking (RCLCO). Sales volume does not mean every neighborhood will feel the same, but it does help explain why inventory, builders and town-center activity stay busy there.
Home Prices and Inventory
Start with the county picture, then zoom in. In September 2026, Manatee and Sarasota single-family medians both landed at $485,000, with Manatee up 3.2% year over year and Sarasota up 7.8%. Manatee saw 636 closings (ā3.9%) and Sarasota 681 (+5.4%). Active inventory was 2,610 in Manatee (ā1.7%) and 2,629 in Sarasota (ā16.2%), with months of supply at 3.9 and 3.7. Median time to contract was 53 days in Manatee and 51 in Sarasota (Manatee SF PDF; Sarasota SF PDF).
Local Redfin snapshots for the three months ending September 2026 put Lakewood Ranch's median at $599,614 (ā2.0%), with homes selling after a median 67 days (down from 79). ZIP 34219 (Parrish) showed a median of $391,385 (ā2.6%) and a median 83 days on market (up from 70) (Redfin Lakewood Ranch; Redfin 34219). I also keep these on my market report page.
What that usually means for buyers: Lakewood Ranch's community-level median sits above the Manatee/Sarasota county single-family medians, while Parrish ZIP 34219's recent Redfin median sits below them. Product mix matters a lotācondos, townhomes, 40-foot lots and estate lots don't share one budget. The Lakewood Ranch FAQ lists new attached product from the low-to-high $300s and single-family from the $400s, while the fact sheet's wider new-home range runs from the high $200,000s to over $2 million (LWR FAQ; LWR Fact Sheet). Always price the specific home, not the community slogan.

HOA, CDD and Stewardship Fees
This is where many Lakewood Ranch vs. Parrish comparisons get real. An HOA is a private association that enforces deed restrictions and often runs neighborhood amenities. A CDD or stewardship district is a public special district that finances and maintains infrastructure, usually billed on your property tax bill. Many newer neighborhoods have both. My Florida HOA buying guide and CDD fees guide cover the details; here are the citeable ranges buyers ask for most.
Lakewood Ranch HOA: The developer's FAQ says each neighborhood has HOA fees that generally cover amenities, common-area maintenance and, in some cases, lawn care and irrigation. Fees range from $100 to $800 monthly, with most falling between $200 and $300 (LWR FAQ). What's included varies by neighborhood and home type, so read the budget and estoppel before you rely on a flyer.
Lakewood Ranch Stewardship District: Lakewood Ranch also has a Stewardship District fee for infrastructure such as community parks, trails, lakes and stormwater, arterial road enhancements and conservation areas (LWR FAQ). The Lakewood Ranch Stewardship District was created in 2005, operates under Chapter 189, and bills owners on Manatee and Sarasota tax bills; capital assessments are typically repaid over about 30 years, are fixed and may be prepaid at closing, while operations and maintenance can change yearly (LWRSD FAQ PDF; also summarized in the CDD guide). Town Hall materials note six special districts covering different areas (CDDs 1, 2, 4, 5 and 6 plus the Stewardship District) (Lakewood Ranch Town Hall). Dollar amounts vary by neighborhoodāask for the exact lot's assessment schedule.
Parrish / North River Ranch example: North River Ranch is an Improvement Stewardship District under Chapter 189 (about 2,012.567 acres) and also has an HOA (North River Ranch FAQ). For fiscal year 2026 (October 1, 2025āSeptember 30, 2026), adopted gross annual assessments include $1,353.90 for a Highview 20' townhome, $2,304.60 for a Brightwood 40' single-family home, and $4,077.46 for a Longmeadow 60' single-family home (NRR ISD FY2026 PDF). O&M can change yearly; debt service is designed to stay level for the bond term. The community notes the developer often prepays a significant portion of the capital assessment at closing, which is one reason similar homes can show different remaining balances (North River Ranch FAQ).
When I build a payment estimate, I add principal and interest, taxes, homeowners insurance, flood if needed, HOA dues and the monthly share of any district assessment. A $2,304.60 yearly assessment is about $192 a month; $4,077.46 is about $340 a monthābefore you count HOA. Pair that with Florida homeowners insurance for buyers so the full carrying cost is visible before the inspection period ends.
New Construction vs. Resale
Both Lakewood Ranch and Parrish have active new construction and a large resale inventory. Lakewood Ranch's fact sheet lists 19 builders and a wide price band; the FAQ says 21 of 40+ neighborhoods were actively selling new construction when that page was written (LWR Fact Sheet; LWR FAQ). Parrish builders vary by community; North River Ranch lists multiple national and regional builders on its site.
New construction can mean warranties, current energy codes and the chance to pick finishesābut also construction timelines, lot premiums, HOA/CDD disclosures in the contract, and incentives that change by month. Resale can mean established landscaping, a known assessment history and sometimes a quicker closeābut also older roofs, older systems and insurance quotes that need early attention.
Whichever path you choose:
Get the HOA documents, budget, and any special assessments early.
Pull the CDD or stewardship schedule for that exact lot (debt vs. O&M).
Send the address to a licensed Florida insurance agent before you finish your inspection period (insurance guide).
Compare true monthly cost, not just list price.
For builder contracts, use a Florida real estate attorney review when the paperwork is complex.
Browse new construction lifestyle options and search homes when you're ready to look at live inventory. My home-value tool is for owners who want a quick read on a resale.
How to Choose: A Practical Checklist
There's no single "winner" between Lakewood Ranch and Parrish. The better fit depends on budget, commute, how much town-center and trail infrastructure you want already built, and how you feel about HOA plus district fees. Work this list before you write an offer:
Map the weekly commute to work, SRQ or TPA, and the beaches or errands you actually do.
Set a payment ceiling that includes estimated taxes, insurance, HOA and district assessmentsānot just the mortgage.
Decide on product type: condo, townhome, villa or single-family, and typical lot width.
Tour amenity reality: walk the town centers or amenity campuses at the time of day you'd use them.
Read HOA docs and ask what the dues include (lawn? cable? cable-ready? irrigation?).
Get the district assessment for the exact lot, split into debt and O&M, and ask whether capital was prepaid.
Price insurance early, including flood when relevant.
Compare two or three homes in each area with the same monthly-cost worksheet so the decision is apples-to-apples.
Check builder incentives vs. resale credits in the same weekāyou can't compare last month's promo to today's listing.
Leave room for November tax timing if you close near the tax-bill season; my CDD guide walks through the early-pay discount.
If Amendment 3 or other November 3, 2026 ballot items affect how you think about homestead rules, read my homestead / Amendment 3 explainer for the backgroundāand wait for certified results before you plan around any outcome.
FAQ
Is Lakewood Ranch more expensive than Parrish?
Often at the community level, yesārecent Redfin medians for Lakewood Ranch ($599,614) and ZIP 34219 ($391,385) for the three months ending September 2026 show a clear gap (Redfin Lakewood Ranch; Redfin 34219). Individual homes still overlap. A smaller attached home in Lakewood Ranch can price nearer a larger single-family option in Parrish once you compare square footage, lot and fees.
Do both areas have CDD or stewardship fees?
Many newer neighborhoods in both areas do. Lakewood Ranch uses CDDs and a Stewardship District; North River Ranch in Parrish is an Improvement Stewardship District (LWR FAQ; North River Ranch FAQ). Always verify the parcel. Details and North River Ranch dollar examples are in the CDD fees guide.
What are typical HOA fees in Lakewood Ranch?
The developer's FAQ lists a range of $100ā$800 per month, with most neighborhoods between $200 and $300 (LWR FAQ). Confirm the current budget for the neighborhood you're buying.
How far is Lakewood Ranch from the beach and airports?
Per the Lakewood Ranch FAQ: beaches about 15ā18 miles; downtown Sarasota / Siesta Key about 12 miles / about 20 minutes; SRQ about 9 miles; TPA about 55 miles (LWR FAQ).
Is Lakewood Ranch only in Manatee County?
No. It spans Manatee and Sarasota counties east of I-75 (LWR Fact Sheet). That can affect which tax collector bill you see and which county services apply.
How big is Lakewood Ranch today?
Developer data as of March 31, 2026: 35,000+ acres / 53 square miles, 80,000+ residents, 27,918 homes sold, 6,481 rental units, about 70% sold or leased, entitled for 49,132 units (LWR Fact Sheet).
Why do North River Ranch assessments vary so much by home type?
The FY2026 adopted schedule sets different O&M and debt amounts by product and lot widthāfor example $1,353.90, $2,304.60 and $4,077.46 in the Highview, Brightwood and Longmeadow examples (NRR ISD FY2026 PDF). Prepaid capital at closing can also change what remains on a given lot (North River Ranch FAQ).
Should I buy new construction or resale?
It depends on timeline, warranty preferences, finish choices and risk tolerance for construction delays versus older systems. Run insurance quotes and fee worksheets on both. See new construction and the insurance guide.
Where can I see current local market numbers?
