New homes are being built across the area, especially in Lakewood Ranch and Parrish. Buying from a builder works differently from a resale, so here is what to know before you visit a model.

Know the paperwork

CDDs and HOAs

  • In a Community Development District, the first sale contract must say, in bold, that the district may levy taxes or assessments on the property, in addition to county taxes (Fla. Stat. 190.048).
  • The district must also make its public-financing disclosure available to prospective residents and file it in the county records (Fla. Stat. 190.009).
  • You get an HOA disclosure summary before you sign (Fla. Stat. 720.401).

Before you buy

What to check first

  • Bring your own agent from your first visit, and check the builder's agent-registration rules before you go.
  • The builder's sales team works for the builder. Read the contract, the deposit terms and the warranty before you sign.
  • Hire your own inspector for pre-drywall and final inspections.
  • Ask about incentives, lot premiums and what is standard versus an upgrade.
  • Flood zone (FEMA) and an insurance quote for the exact lot.
