What to check first
- Stewardship District and CDD assessments. Homes in Lakewood Ranch can carry Stewardship District or CDD assessments, collected on the property-tax bill. Amounts vary by neighborhood. Look up the parcel with the Manatee County Property Appraiser and the Manatee County Tax Collector, and read the Stewardship District guide (PDF).
- HOA documents. Florida law requires an HOA disclosure summary before you sign a contract (Fla. Stat. 720.401). I'll get you the current fee, the rules and any special assessments for the exact home.
- Golf membership. Ask whether a membership comes with the home, is optional, or has its own fees. It differs by home and by club.
- Flood zone and insurance. Check the FEMA flood map, read the seller's flood disclosure (Fla. Stat. 689.302) and get an insurance quote before you write an offer.
