What to check first
- Stewardship District and CDD assessments. Homes in Lakewood Ranch can carry Stewardship District or CDD assessments, collected on the property-tax bill. Amounts vary by neighborhood. Look up the parcel with the Manatee County Property Appraiser and the Manatee County Tax Collector, and read the Stewardship District guide (PDF).
- HOA documents. Florida law requires an HOA disclosure summary before you sign a contract (Fla. Stat. 720.401). I'll get you the current fee, the rules and any special assessments for the exact home.
- Age-restricted housing. This is housing for older persons under Florida and federal fair housing law (Fla. Stat. 760.29): at least 80% of occupied homes must have at least one resident age 55 or older, and the community must publish and follow policies showing it is intended for residents 55 and older. Ask for the community's current occupancy and age rules before you buy.
- Flood zone and insurance. Check the FEMA flood map, read the seller's flood disclosure (Fla. Stat. 689.302) and get an insurance quote before you write an offer.
