What to check first
- CDD / Stewardship District fees. Many villages sit inside a Community Development District or the Lakewood Ranch Stewardship District, which bills owners through the property-tax bill. Check the exact parcel: Stewardship District FAQ guide (PDF).
- HOA rules and golf memberships. Some villages bundle golf in the HOA fee, others are optional. I'll pull the documents for you.
- Flood zone and insurance. Check FEMA and get an insurance quote before you write an offer.
