What to check first
- Stewardship District and CDD assessments. Homes in Lakewood Ranch can carry Stewardship District or CDD assessments, collected on the property-tax bill. Amounts vary by neighborhood. Look up the parcel with the Sarasota County Property Appraiser and the Sarasota County Tax Collector, and read the Stewardship District guide (PDF).
- HOA documents. Florida law requires an HOA disclosure summary before you sign a contract (Fla. Stat. 720.401). I'll get you the current fee, the rules and any special assessments for the exact home.
