Waterside is a part of Lakewood Ranch in Sarasota County, built around Waterside Place, the community's lakefront town center. It is made up of several smaller neighborhoods, from townhomes to custom homes on Kingfisher Lake.

Waterside at a glance
Waterside Place is the lakefront town center inside Waterside, with shops, restaurants, year-round events and the Lakewood Ranch Farmers' Market. Trails and a water taxi connect it to the nearby neighborhoods, and it sits next to Waterside Park.
Long Swamp, a conservation tract of about 400 acres, is in Waterside. The Lakewood Ranch Stewardship District is responsible for Waterside Place Park.
Waterside neighborhoods with new homes listed now
- Wild Blue: single-family homes, about 2,400 to 4,575 sq ft, 505 homes planned. Lifestyle director, pool, pickleball and tennis courts, trails.
- Shellstone: attached villas and single-family homes, about 1,692 to 3,733 sq ft, 682 homes planned. Clubhouse, pool, fitness center, pickleball and tennis courts, trails.
- Emerald Landing: townhomes and single-family homes, about 1,496 to 3,249 sq ft, 193 homes planned. Pool, pickleball courts, kayak launch and a dock for the water taxi to Waterside Place.
- Bungalow Walk: two-story single-family homes, about 1,696 to 2,557 sq ft, 225 homes planned. Pool and clubhouse.
- Kingfisher Estates: 13 custom homesites on Kingfisher Lake, homes of about 3,600 to 8,000 sq ft.
Sarasota County records list more neighborhoods with "at Waterside" in the plat name: Lakehouse Cove, Nautique, Avanti and Shoreview. They have no new homes listed on lakewoodranch.com right now.

What to check first
- Stewardship District and CDD assessments. Homes in Lakewood Ranch can carry Stewardship District or CDD assessments, collected on the property-tax bill. Amounts vary by neighborhood. Look up the parcel with the Sarasota County Property Appraiser and the Sarasota County Tax Collector, and read the Stewardship District guide (PDF).
- HOA documents. Florida law requires an HOA disclosure summary before you sign a contract (Fla. Stat. 720.401). I'll get you the current fee, the rules and any special assessments for the exact home.
- Flood zone and insurance. Check the FEMA flood map, read the seller's flood disclosure (Fla. Stat. 689.302) and get an insurance quote before you write an offer.
