Florida Explainer: Your Property Tax Bill Arrives in November. Here’s How to Keep 4%
Data current as of October 14, 2026, morning ET. No new mortgage-rate or local sales data since our Oct 13 investor tip, so today's Market Pulse covers a bill every Manatee and Sarasota owner is about to see.
Key takeaways
Bills land around Nov. 1. Florida property taxes are due November 1, or as soon as the certified tax roll reaches the tax collector (Florida Department of Revenue tax calendar). Last year Manatee mailed 210,753 bills on Nov. 3, 2025, covering about $1.35 billion in taxes, and extended the 4% window through Dec. 2 (Manatee County Tax Collector, Nov. 3, 2025). The 2026 mailing date hadn't been posted when we checked this morning.
Paying early pays. State law sets the discount at 4% in November (or within 30 days after the bill is sent), 3% in December, 2% in January, 1% in February and 0% in March (Fla. Stat. 197.162). On a $6,000 bill, that's $240 saved in November versus $180 in December (our math, example bill).
Miss March 31 and it costs you. Unpaid real estate taxes become delinquent April 1, when a 3% charge is added, and a tax certificate (a lien) is sold on or before June 1 (Sarasota County Tax Collector).
Escrow handles it, but check. If you escrow, your mortgage company gets the bill and is required to pay within the 4% period (Sarasota County Tax Collector).
Rates are still the backdrop. The 30-year fixed averaged 7.40% for the week of Oct. 8 (Freddie Mac PMMS, released Oct. 8, 2026), and the Mortgage Bankers Association expects it to average 7.3% this quarter and stay above 7% through 2027 (MBA forecast, Oct. 11, 2026).
What it means for buyers
Don't budget off the seller's tax bill. Florida requires a disclosure that begins, "Buyer should not rely on the seller's current property taxes as the amount of property taxes that the buyer may be obligated to pay" (Fla. Stat. 689.261). That's because a homestead property is reassessed at full market value on January 1 after a sale (Fla. Stat. 193.155), so a long-held cap goes away. Budget from the purchase price and the current millage, and remember the bill also carries non-ad valorem assessments, such as a CDD assessment in many newer communities. Buying a primary home before year-end? Our homestead and Amendment 3 explainer covers the March 1 filing deadline and the Nov. 3 ballot question.
What it means for sellers
At closing, the standard Florida Realtors/Florida Bar contract has the seller credit the buyer for taxes from January 1 through the day before closing, and it says "in all cases, due allowance shall be made for the maximum allowable discounts and applicable homestead and other exemptions" (McGreevy & Comisar, Florida seller closing costs). On an example $6,000 bill with a Dec. 1 closing, the seller's share is about $5,271: $5,760 after the 4% discount, divided by 365, times 334 days (our math). Ask your title agent early how a bill that's already been issued will be handled. Curious what you'd net? Get a free home value report.
What it means for investors
Non-homestead property gets a different cap: assessed value can rise no more than 10% a year for non-school levies, and it resets to market value the January after a sale (Fla. Stat. 193.1555). Underwrite a purchase on the reset value, not the seller's bill. If you pay rental taxes without escrow, the installment plan spreads next year's bill over four payments, with a 6% discount on the June payment and 4.5% on September's. You must apply by April 30 and expect taxes over $100 (Fla. Stat. 197.222).
Coming next: the Freddie Mac rate survey on Thu, Oct. 15, September local sales data from RASM and Florida Realtors on Fri, Oct. 16, and the Fed's next decision on Wed, Oct. 28 (FOMC calendar).
