Data current as of October 26, 2026, morning ET. No new local sales data since our September data Market Pulse, so this week we're watching two costs that land in every monthly payment: the mortgage rate and the insurance premium.
Key takeaways
Rates finally eased. The 30-year fixed averaged 7.32% for the week of Oct. 22, down from 7.40% the week before and up from 6.19% a year ago. The 15-year fell to 6.68% from 6.71% (Freddie Mac PMMS, released Oct. 22, 2026). It was the first weekly drop after seven straight weekly gains (Realtor.com, Oct. 22, 2026).
The Fed decides Wednesday. The FOMC meets Oct. 27ā28. As of Monday morning, traders priced a better than 90% chance the Fed holds its target range at 3.75%ā4.00%, per the CME FedWatch Tool, and the 10-year Treasury yield sat near 4.99% (CNBC, Oct. 26, 2026).
A pause may not mean relief. Reuters reports investors expect the hold to be short-lived, with inflation data due Thursday (Reuters via Investing.com, Oct. 26, 2026). KPMG expects the next hike in December (KPMG, Oct. 2026).
Insurance is moving the other way. Florida's insurance commissioner approved rate decreases for four homeowners insurers affecting more than 62,000 policies, and the 30-day average homeowners rate request was ā4.8%, versus ā1.1% a year earlier (Florida OIR, Sept. 22, 2026).
Condo owners got news too. Security First announced a 7.3% statewide average decrease on condo (HO-6) policies on Oct. 20, for new and renewing policies, which it says could reach about 21,000 policyholders (Tampa Bay 28, Oct. 2026).
What it means for buyers
On a $400,000 30-year loan, principal and interest at 7.32% is about $2,748 a month, roughly $22 less than at last week's 7.40% (our math from Freddie Mac PMMS; excludes taxes, insurance and HOA or CDD fees). That's a small step, not a trend. If you're under contract, talk with your lender about whether to lock before Wednesday's decision and Thursday's inflation report. Approved rate cuts apply at renewal and won't match every quote, so get insurance quotes on the specific home before you write an offer, and compare more than one carrier.
What it means for sellers
Buyers are shopping the monthly payment, not just the price. A buyer's lower insurance quote or a targeted rate buydown credit can make your home pencil out without a big price cut. Have your roof age, 4-point and wind-mitigation reports ready so buyers can get accurate quotes fast. Curious where your home stands? Get a free home value report.
What it means for investors
At 7.32%, financing still squeezes cash flow, so every line of the expense side matters. Before renewal, ask your agent whether your carrier filed a decrease, and re-shop if not. Condo investors should watch the HO-6 market as more carriers return. Run the numbers against the HUD benchmarks in our rent benchmark post, then share your investment criteria.
Coming next: Freddie Mac's next rate survey on Thu, Oct. 29, and October local sales data on Mon, Nov. 16 (RASM statistics).
